After conceptualizing the office overhaul in 2019, FCA and Fox Rothschild recognized that the COVID-19 pandemic necessitated a shift in project direction. The Seattle workplace now serves as a test pilot of a new and increasingly compact office size, aimed at addressing the firm’s evolving hybrid needs. FCA took the firm’s initial goal of a 50% space reduction in stride, and eventually exceeded it with a 66% reduction in size. The previously three-floor office was consolidated to a single floor, creating a fully functional space with ⅔ less capacity.

Office space users are trimming their physical footprints across the nation and in Seattle, where one law firm was on the leading edge of the trend, starting its reduction before the pandemic, which made the term "hybrid work" common.

Fox Rothschild, a national firm based in Philadelphia, opened in Seattle in 2017 through a merger with local firm Riddell Williams. It has cut in half the physical size of its 44th -floor office in Safeco Plaza to 20,200 rentable square feet. The staff, meanwhile, has remained fairly constant at around 80.

“Hybrid” is the disruption we never planned for. It remains the most undefined term in business vernacular. While it can refer to schedule, employee archetype, or office landscape, it brings to the forefront the need to reimagine old paradigms and create services and features that most offices never had. We’ve come to understand that the office experience needs to be “commute worthy.”

While it is important to design a workplace with purpose, we can’t overlook one that focuses on the health and well-being of the occupants. So why haven’t more companies made the shift to a highly valued experience? This may be partially due to the overwhelming amount of information, research, and data that has come out since 2020, a lot of which is conflicting and daunting. Companies are unsure of where to start or are hesitant due to fear of making the wrong decision. That said, creating a workplace that focuses on well-being can act as the needed incentive to encourage employees to come back into the office.

As part of a collaborative effort spanning the last 20 years, GSK re-engaged leading architecture and design firm FCA to design its new consumer health sales office and Innovation Shopper Science Lab in Bentonville, Arkansas. The 10,560-square-foot facility was completed in July of 2021 and further differentiates GSK as an innovator in the consumer healthcare industry.
